That starts with uncluttering your house, slapping some fresh paint on the walls, making all the minor repairs people tend to live with until the house goes on the market and setting a market-appropriate price. If you are really good, you might even throw some cookies in the oven to give the home a fresh-baked ambiance.

But, in an era where searching for a new home begins online for more than 77 percent of buyers, according to the National Association of Realtors 2013 Profile of Home Buyers and Sellers, upping your game can separate you from the herd, making your house the standout in a buyer’s eyes.

Know Your Market

The Internet has stolen some of the thunder around an open house, so it’s more important than ever to understand who you are targeting. Not every home buyer falls under the seductive sway of an open house. Why waste time reaching out to buyers who aren’t predisposition to sign on the dotted line? Who should you aim to please according to the 2013 NAR profile:

Once a buyer knows they can afford the property, it’s that much easier to relax and fall in love with the home. Find Out if You’re Ready to Buy a Home

Having sufficient funds doesn’t automatically qualify someone for home ownership. There are major life-stage questions aspiring homeowners should ask themselves before even beginning the home-buying process!

These questions include:

  • Are you capable of being your own landlord?
  • Are you happy with your job?
  • Are you ready to settle down?

Get Your Credit Report

Before advancing further into the home-buying process, check your credit score to ensure it is sufficient to be approved for a mortgage loan. Your score should be 620 or higher.* Even with a score above 620, lenders may require a heftier down payment or large income from the borrower.

Note: The lower your credit score drops below 740 points, the more fees you will pay to compensate for being a less attractive borrower.

This is your opportunity to make sure nothing in your credit report is inaccurate. The last thing you want when you apply for a mortgage loan preapproval is to discover that your report contains mistakes that make you wrongly appear like an unreliable borrower.

*Required credit scores vary from lender to lender and can be changed based on a borrower’s other qualifications. Consider this is a guideline, not a rule.

Research Loan Programs

Research Neighborhoods

It’s important to research neighborhoods before getting serious about buying a house, and not just because the neighborhood’s vibe can significantly influence how much you enjoy living in your new home. The day may come when you decide to sell your dream house, and you’ll want to make sure potential buyers find your neighborhood a pleasant place to live! If your dream home is located in a neighborhood in decline, your ability to resell it for a good price will be slim, regardless of how well you keep it up.

The following factors can affect how much you and future buyers value the house:

  • Walkability.
  • Crime rates.
  • Quality of local schools.
  • Desirability – Is the culture of the area driving people to/from this area?
  • General neighborhood deterioration – How well are homes maintained?

Choose the Home You Want

After researching online listings, exploring potential neighborhoods, and viewing homes with your real estate agent, choose the home you want to commit to living in for years to come!

Keep Finances in Line

You can greatly hurt your chances of getting a mortgage loan if you do any of the following at this stage of the home-buying process:

  • Open a credit card.

  • Make a big career change.

Nobody knows what living in your dream home’s neighborhood will be like better than your potential neighbors. They’ll be able to give you a far more complete picture of life in that neighborhood than Internet searches of any length.


Before Making an Offer

While you may have found your dream home, don’t get too excited yet! There are still a couple of tasks you need to accomplish before you make an offer.

Check for Unpaid Property Taxes, Liens

Good real estate agents will automatically check these for you; if your agent doesn’t mention that they will do this, ask!

Determine Offer Price

This is a stage of the home-buying journey when the real estate agent’s value really becomes apparent. Without access to the accumulated knowledge of local markets that agents possess, aspiring homebuyers can easily make offers that would dramatically overpay for the home or not be taken seriously by the current owners.

To help you make an offer, your real estate agent will provide you with a competitive market analysis (referred to as a CMA) to give you insight on what your offer should be.

Determine Contingencies

“Contingencies” are provisions in real estate contracts that allow them to be dissolved in the event a specified occurrence comes to pass. Consult with your real estate agent to determine if you want to add contingencies to your offer. Contingencies are by no means required but can be a life-saver for homebuyers with reservations about a home.

The most common contingencies for homebuyers are:

  • Appraisal contingency: Gives the homebuyer the opportunity to cancel the purchase agreement if the home does not appraise for the purchase price.
  • Financing contingency: Allows the homebuyers time to secure financing for the home purchase.

Be warned: Having contingencies makes your offer less desirable to the seller, since it gives you a way out of the deal and thus lowers the seller’s chance of successfully selling the home.


Make an Offer

Work with your agent to create an offer on your dream home.

If your dream home is located in a competitive market, consider including the following with your offer to make it more competitive:

  • Cover letter: Including a handwritten “love letter,” a note that explains to the seller what you appreciate about their house and how much you would love to live there, will add an element of emotion to what would otherwise would be a cold, impersonal business transaction. Sellers would rather see their old home pass to some who truly appreciates it!
  • Proof of funds: Prove that you have the ability to pay the down payment and closing costs by including information about your liquid assets (cash, investments, etc.).
  • Desktop underwriter approval letter: This is a more rigorous form of mortgage preapproval that demonstrates you are “organized, proactive and ready to close escrow.”

If you are nervous about your offer getting accepted, have your agent hand-deliver it. The practice of hand-delivering real estate offers has become rare; doing so will make your offer stand out from others and demonstrate your strong interest in the house.


After the Offer is Accepted

Congratulations! Your offer has been accepted and you have taken one giant step toward owning your dream home. The home-buying process is far from over, however – several vital steps still separate you from closing the deal.

Hire a Home Inspector

Skilled home inspectors find issues that escape the buyer’s (and hopefully also the seller’s) attention. Common issues uncovered by inspectors include bad electrical wiring, drainage issues, mold and other hazardous building or insulation materials, and roofing in need of replacement.home inspectors

Tips for hiring a good home inspector:

  • Don’t necessarily use the inspector your agent recommends: Unscrupulous agents can have agreements with inspectors to get commissions for referrals. Make sure your agent’s recommendation is based on merit, not monetary interests.
  • Ask for guarantees: Competent inspectors who are confident in their skills will have monetary guarantees. Example: If the inspector fails to identify that your dream home needs new roofing, they may have a guarantee that will pay for the resulting water damage.
  • Ask for credentials: An inspector who belongs to a professional organization like the American Society of Home Inspectors is much less likely to be a charlatan.

Get the Home Appraised

The home appraisal will estimate the market value of your dream home. The appraiser is typically hired by the mortgage lender, but sellers sometimes agree to pay for it during home price negotiations. Appraisals typically cost between $300-400.

Make Purchase Funds Available

Make sure the funds you need for closing are accessible. If you liquidate funds from an investment, make sure you keep the paperwork so you can show the lender.

Complete Final Walk-Through

Homebuyers are allowed to do a final walk-through of their new home 48 hours before closing. This gives them the chance to check that the sellers kept the property in good shape, and that they performed agreed-upon maintenance and improvements, before any names are signed on dotted lines.

What the final walk-through is not:

  • An opportunity to back out of the deal.
  • A home inspection.
  • An opportunity to negotiate with the seller.

Closing!

You are close to owning your dream home! After signing the closing and mortgage documents – and what will seem like a million other documents – with the lender you selected during the preapproval process, you will officially gain ownership of the property!

Make sure you bring ID and a cashier’s check to pay closing costs. You’ll be notified in advance about the total closing costs.

When You Don’t Need Pros – Moving Helpers to the Rescue

When it comes to moving into a new house or apartment, who doesn’t want Helpers?

Frankly, I’d prefer to have someone come in during the middle of the night, wave a magic wand, so I’d wake up in my bed at my new place with everything unpacked and clean. I meant that
last sentence to describe magical moving fairies, but, upon reflection, it sounds a little like
breaking and entering, instead.

Oh well.

either way, unless magical means are involved, my wallet fails to support my lazy habits when it comes to moving. Still, I most certainly need some sort of assistance. That’s where Lift It Moving  and Storage Labor’s “Helpers” come into play.

What are Helpers?

Helpers aren’t professional movers.

In fact, the Helpers who show up to move your boxes may not have ever worked a move before. Hiring Helpers is like asking your friends to help you move without having to worry that one Saturday the helper will turn around and ask you to return the favor. Helpers provide whatever service is required – from packing to loading to unloading – at your direction.

Moving is a fairly physical activity. It requires muscle, endurance, and a strong back. Many people, especially as we age, lose the physical ability to move everything. That’s where Helpers can pitch in. If you need to move a heavy couch and need extra hands, hire a Helper. If you need to load or unload a storage unit, that’s another scenario where Helpers can make a big impact. Throughout the move, you will need to provide guidance and direction, especially when it comes to loading a moving van.

The check is conducted upon hire and every seven years, thereafter. We check for information in all states where the person lived, so you can feel confident we’ve taken reasonable steps to ensure we work with standup individuals.

Helpers work on a per hour basis with various minimums. If you hire two Helpers, it’s a two-hour minimum. Three Helpers have a three-hour minimum, and one helper comes with a four-hour minimum. So, if you have three people working to unload your storage unit, and the job takes only two hours, the final bill will still reflect three hours. Now, if the job takes four hours, it changes things. The bill will reflect the agreed upon price for three hours, plus an additional hour at a per-hour rate.

Helpers receive workers compensation if they are injured on the job. When you are working with them, your home (the structure itself) is covered against damaged. However, because they are not professional movers, we are unable to cover damage to belongings.

What Helpers Are Not

Of course, in some situations, Helpers might not fit the bill.

Loading a moving van is part science, part art, and part experience. When you need to complete the complicated puzzle of fitting a dining room table into a moving van with a large-screen television and grandma’s antique bedroom furniture – all without ending up with nicked, scratched, or just plain broken items – it often takes someone who has done it before. Since there are no guarantees of experience with Helpers, Professional Movers may be a better solution for a three- to four-room house.

Just like Professional Movers, Helpers cannot move furniture over a balcony. It’s just unsafe and could damage the property. Also, Helpers have limitations when it comes to moving heavy items, like pool tables, gun safes, or pianos. In general, mention anything more than 300 pounds when you call in to schedule the move. These heavy items require an expertise to move. Therefore, when you call a local moving company, make sure to mention any heavy items. If you just need one more set of hands to move a hot tub, you can ask the Helpers to pitch in. These guys want to be helpful, so they will assess safety risks and physical limitations. If they can help, they will, but they have the right to decline, as well. That’s just to keep them, you, and the item safe.

Also, Helpers don’t come equipped with tools or dollies. From screwdrivers and hammers to two- and four-wheel dollies, you need to bring these necessities yourself. They are crucial to the move, so don’t forget them. Also, Helpers don’t bring blankets or padding – the unsung hero of moving. We recommend 12 blankets per room.

Helpers work great for small moves or moves with small budgets. They will arrive promptly, work hard, and pitch in wherever they can help. While they aren’t professional movers and require guidance throughout the move, Helpers come ready to take care of one of the hardest parts of your move – the lifting and carrying.

Some moving companies charge by the hour. Depending on your location, prices vary by city, state, metro area and travel fees. Prices also vary by the type of service you want. Moving companies will charge by the hour from the time they arrive until the service is complete whether it’s only a loading or unloading job or full service, if it’s from point A to point B.

You may also be charged for packing materials if you want them to pack for you. Most people pack themselves but some prefer the movers to pack their belongings. There are extra charges for packing materials and some moving companies don’t supply the material. You will have to buy it on your own.

Reasons for Moving

The U.S. Census Bureau reported the top reasons why Americans move. About 19 percent of people move due to family, followed by another 19 percent of people that move due to housing. Employment was the third top reason why people move at 17 percent, and everything else fell under 14 percent.

Here is part four of our Moving Guide 101.

It’s time to choose the right rental truck option for you. This is the most common type of move, you rent the truck, have a DIY move or have movers load and unload it for you.

As you already know, truck companies let you rent a vehicle in a facility near you. You load, drive, unload it and drive the truck back to another facility near your new home. You can move locally and long distance, but companies will charge you higher for long distance moves. Some companies charge you by mileage and others by daily cost with unlimited miles. For a truck rental, you pay on average around $155 for a local move, $225 for a short move, and $971 for a long-distance move.

The most common rental truck companies are U-Haul, Penske , and Budget . Usually customers contact them by phone or online. You can determine what truck size to get based on the amount of rooms you will be moving. Hand trucks and furniture pads are available to rent also.

Tows for your vehicles are available with some truck companies. You may also get packing supplies in their facilities. Keep in mind, some hardware stores will sell them for a lower price. You can also get them at our website and they will be shipped right to your doorstep if that’s convenient for you.

U-HAUL

There are more than 15,000 U-Haul locations in the U.S. U-Haul is the most known rental truck company. Most likely, someone you know has rented a U-Haul truck at some point in their life. U-Haul offers trucks, trailers, towing, cargo vans, pickups and U-Box containers.

You can pick up just about anything you need for the move at U-Haul. This is convenient for those wanting to get all the moving materials ready before the move. U-Haul’s online service can be frustrating and it’s better for you to contact a representative over the phone to help you.

The preferred pick up location you choose might not be the one you travel to. If U-Haul ends up changing things on you, they will pay $50 for the inconvenience.

Take a closer look at our guide to storage containers. We hope this will make a difference in your future moving plans. Here is part five of our Moving Guide 101.

Portable storage companies offer a “you pack, we drive” option for your move. This allows people to pack their belongings into containers. The company simply picks it up and transports the container to wherever your new home is. You will choose a delivery date for your shipping container, pack your stuff or hire some moving help.

After you’re done loading, you call the shipping company, they send the driver with a truck and the company will ship it to your new destination. Whether you move local or cross-country, the prices vary by distance.

Some people prefer this option because it is most convenient for them to have someone else drive a big truck cross-country with their storage container. The three most popular storage container options are PODS Pack Rat, and U-Pack.

PODS

This service is the first portable storage category. PODS deliver one or two containers; you have the choice of loading it at your pace, move it to a storage facility or home destination.

You get to unload it at your pace (that’s right you can take two days, or two weeks) and they will pick it up whenever you wish. This option is a little pricier than other moving options but you get to control your move and it may be suitable for your moving needs.

The downside of PODS is their online system. It does not provide you with online rates. The site seems to be a little frustrating and you’re better off calling and talking to someone about the rates. You may have to schedule weeks in advance due to their popularity and busy summer months.

PACK RAT

Just like PODS, Pack Rat allows customers to use the container for as long as they’d like to pack or unpack. Prices vary and you’ll have to call customer service to get pricing. Their online system does not offer online quotes.

U-PACK

U-Pack offers a trailer or ReloCube, which is a steel box (only comes in one size – 70″ x 82″ x 93″ DWH); you can rent more than one. Once you load all of your belongings, a driver then comes and picks up the box or trailer, drives it to the new destination where you will unload it.

U-Pack is part of the ABF Freight System, Inc. family, and it can move you anywhere in the country within two to five business days. Unlike PODS and PackRat, with U-Pack, you cannot load or unload at your convenience. You have three business days on either end for loading and unloading.

The service may be a little pricey than renting and driving a truck but for some, it may be a preferred option. These services are perfect for those too scared to drive moving trucks. On the plus side, U-Pack’s online system offers online quotes.

These vital boxes should be the first thing you open at the new place. Remember to label the sides of the boxes, not the tops so you’ll be able to identify them when they’re stacked.

14. Magic sliders

Moving furniture has never been easier with these sliding discs. I recommend you use the magic sliders only on carpet. They should work on any surface but test it out first in case it leaves any scratch marks on hardwood or tile.

15. Plastic bags for trash

You will likely need to clean on your way out, or in. If you’re short on boxes, simply pack some stuff in plastic bags. You can always toss a few towels and other lightweight items. You can also use these bags for any last minute decluttering, and put stuff in for donation. Be careful not to confuse them with real trash!

Although your movers will bring a basic set of tools when they help you move, be sure to have your own tools available as backup. You will likely need some specialty tools like a set of allen wrench for disassembling and assembling furniture.
